Houses4Rent is a property rental management company founded by a global portfolio property investor. We deeply understand the needs and requirements of property investors from own experience (in excess of 12 years).

As investors Houses4Rent understands the shortcomings of the existing rental management products in the market. We aim to deliver a value added rental product to the investor market.

With rigorous rental management processes, due to years of hands on property rental experience, attention to detail and superior customer service our product is set apart and unique in the market.

 

We offer the traditional Property Management services including:

  • Advertising of your property
  • Sourcing of a suitable tenant - including checks with TRANSUNION / ITC, EXPERIAN and TPN.
  • Maintenance Management

 

In addition, we have enhanced these services significantly by minimizing the investors risk and providing a complete end to end Property Management solution including the following:

Tenant default risk management

  • 3 month rental cover to bridge potential loss of income
  • Lengthy and costly legal processes to evict are free of charge to the Landlord and without any limits

 

Vacancy risk management

  • A minimum of 2 months marketing before current lease expires reduces risk of vacancy
  • Our marketing methods have been proven highly effective
  • An extensive up to date database of potential tenants can significantly shorten the placement period

 

Credit Risk - statistically up to 33% of all tenants nationwide are defaulters (Q2 2015)

  • Debit order collection system - you receive your rent on time which secures your cash flow
  • Credit checks and other profiling checks with TRANSUNION / ITC, EXPERIAN and TPN, employer etc.
  • The Landlord receives the monthly net rental on the 1st business day of the month irrespective of when or whether the tenant pays the rent.

 

Property Expense management

  • Rates and Taxes / Levies
  • Maintenance / Repairs
  • Council services like Electricity, Water, Sewerage, Refuse (unless paid by tenant)

 

Web based Property Management systems (still under development):

  • Property Portfolio documents
  • Property Status reporting
  • 24/7 online access

 

Turnaround service - end of lease maintenance e.g. if required, repairs, painting and cleaning of carpets will be arranged at the appropriate party's expense

 

Monthly Statements - accurate comprehensive statements will be emailed for your convenience in pdf format.

 

Maintenance - the status of maintenance is well communicated so you are kept aware about the progress.

 

No inherent conflict of interest between selling of a property and letting your investment. We do not sell properties and are specialized on letting only which keeps us focused.

 

All the above services come at a monthly cost of 12.5% commission of the rental. Currently there is no VAT, but this might change soon. So compared to a traditional 10% plus VAT commission you are reducing your own risk significantly and getting a peace of mind solution for only 1.1% (2.85% once VAT is chargable).
